Okay, welcome back my name is Cory Weikel. I am a realtor in St Johns County in Jacksonville Florida. Today we’re going to be doing a neighborhood tour of the Timberland Ridge at Nocatee facility. As you can see we just entered there is a nice little grass area and a small park with kids playing soccer and football. So we made that right-hand turn now we’re looking at the actual houses and the neighborhood.
When we’re looking at these houses, they’re all single family homes roughly between 1,800 square feet to 3,200 square feet. As you can see there is still some minor construction going on although it is only a handful of houses which is really nice. This means this small community in Nocatee neighborhoods is going to be fully built and you won’t have to deal with any of that construction that you may have in some of the other communities that are still being built up in Nocatee right now. When we’re talking about bedrooms you’re going to be looking at three to four and bathrooms are going to be two to three. All of them are going to have two-car garages and pricing wise the lower end is going to be around the $350,000 range and they can go all the way up to $600,000. So that is a pretty large range which is good, it means there are homes for almost everyone in this community. However, you do have to wait for them to come on the market
There are no active listings for Timberland Ridge currently in this planned community as of February 11, 2021. That could change though because most of these were built in the 2018 – 2019 range so that means they may eventually start coming on the market. Last year 29 units were sold within the year and that was compromised of both new construction homes and families reselling their homes. HOA fees you’re looking at $600 a year and CDD fees you are the low end just above $1,900 and the high end is just above $2,100 a year. So as you can see yes it is an expensive community with a CDD fee however it does provide all the amenities of Nocatee. So you’re going to have the water park that has the lazy river and has water slides for your kids. You have the four-story splash park, you have the fitness center, you have all the sports fields, and a dog park. Yes, you are sharing that with a large Nocatee community but those amenities are you know second to none in St John’s. You know maybe the Beachwalk community comes pretty close. Taking this right-hand turn, I want to show you guys, this it is right on a nice little lake or pond. So some of these homes are right along that but everyone has access to it to enjoy. That is a beautiful little pond there to take a book out there and relax or do whatever you want.
So those are kind of the main points of this community. As you can see all the homes while they are different, whether they’re single or two-story homes, they all kind of have that same feel. There’s nothing crazy, out of the ordinary, so they’re all going to look relatively the same. So that is going to be the Timberland Ridge community it is a planned community in Nocatee.
